Rental Requirements


Current Rent Special:  $2,160/mo;

Annual Lease Term Preferred;

Discount for Prepayment; Substantial Premium for shorter lease terms, if available.

    Monthly  rent includes lawn service.

    Resident/Tenant pays all own utilities:
    -Natural Gas
    -Electric
    -Water/Sewer
    -Garbage/Waste Hauling
    -Optional TV/Cable, Internet/Wi-Fi, Phone, etc.
    -Snow Removal, if desired

    Sorry, No Pets accepted.

    This is Strictly a NO SMOKING HOME, Inside & Out.

Income & Credit Requirements:

  • Very Good Credit Score Required;
  • FICO Score of appx. 710 required
  • Verifiable Income required (appx $70k/yr; $5850/mo);
  • Good Landlord/Residential Reference required.
  • Credit, Criminal, Eviction & Other Reports Run.
  • Our application has a summary of requirements

Security & Utilities:

  • Security Deposit Amount Contingent Upon Income,
    Credit  Scoring & Debt/Income Ratio,
    Deposit Runs between ~$2500-$4000
  • Utilities must be activated in Tenant's name 
    prior to possession, and must remain active 
    throughout tenancy.

 

Employment/Income/Identification/App Fee:

  • Stable Employment History.
  • No Bankruptcy within last 5 years.
  • Valid: SS card/# & Government Issued Picture ID
  • All persons 18 years/older must complete full Application and pay $35 App fee/per, and be named on the Lease/Rental Agreement.
  • If you apply, are approved &  take possession,
    the App fees
    will be credited back to you on your
    2nd full month's rent due.
    Otherwise, App fees are non-refundable.
